DEFAULT OF PAYMENT: If there is a delay in payment, the
LESSEE shall be deemed to have unilaterally cancelled the
lease without prejudice to the rights of the LESSOR. The
LESSOR may then repossess the rented premises forty-eight
(48) hours after sending a written notice to that effect by
registered mail to the LESSEE and re-let the premises on
such terms as the LESSOR shall determine. The LESSEE shall
be responsible for any deficit resulting from the rental.
SECURITY DEPOSIT: The security deposit will be returned to
the LESSEE in full, no later than xxx assuming the unit is
returned in the same condition as at the time of taking
possession.
FAILURE TO TAKE POSSESSION: If the LESSEE fails to take
possession of the rented premises and the rent has not been
paid in full, the LESSOR may take possession of the
premises immediately and re-let them on such terms as the

INSURANCE: The LESSEE shall provide the LESSOR with proof
of occupier's tenant's insurance and public liability
insurance of a minimum of $2,000,000.00.
DOMESTIC ANIMALS: Pets will not be tolerated in rented
premises. If the LESSEE breaches this rule, he will be
liable for any damage caused and is liable to the
termination of his lease.
SMOKING: Smoking is prohibited in the garage, on balconies
and inside rented premises. If the TENANT breaches this
rule, he will lose the security deposit even if the
property has not suffered any damage.
BUILDING REGULATIONS The tenant must comply with the
building regulations. Any violation of the regulations may
result in immediate eviction of the premises on simple
written notice
from landlord to tenant.
HOUSEKEEPING The tenant will retain the landlord's
household services at his own expense (minimum one
household every two weeks).
